Capitaland to buy Singapore’s Marine Point for $100.68m

CapitaLand, Singapore’s biggest developer, signed an agreement to purchase the Marine Point development for $100.68 million, the company said in a statement to the stock exchange.

Located in the city’s Marine Parade area, the site will comprise 150 apartments, the statement said. The transaction will be completed by the third quarter.

CapitaLand acquires Marine Point condo for $100.7m for redevelopment

CapitaLand says it has signed a sale and purchase agreement to acquire Marine Point condo for $100.68 million through a collective sale to redevelop the property into a condominium with 150 units, comprising one-bedroom plus study and two-bedroom apartments.

Located along Marine Parade Road, Marine Point sits on a 51,185 sqft freehold site with a maximum gross floor area of 107,488 sqft. The Marine Point site is located along Marine Parade Road, opposite the bustling Marine Parade Town Centre and Parkway Parade shopping mall.

Inclusive of an estimated development charge of $12.8 million, the total acquisition cost works out to $1,056 per square foot per plot ratio.

Frasers Centrepoint Trust announces 1Q DPU of 1.95 cents

Frasers Centrepoint Trust has announced a distribution per unit (DPU) of 1.95 cents for 1Q11 (1 Oct to 31 Dec 2010 period).

1Q11 gross revenue grew 19% y-on-y to $27.6 million, aided by the accretive acquisitions of Northpoint 2 and YewTee Point. 1Q11 net property income similarly rose 17% y-on-y to $18.6 million, even though Causeway Point income was affected by planned refurbishment works.

GUTHRIE GTS and Lee Kim Tah Holdings are two retail mall plays which are trading below their net asset values. At 50 cents, Guthrie is trading below its NAV of 66 cents, at a price-to-book ratio of 0.75 times. Lee Kim Tah’s book value is 62.7 cents, and it is trading at a price-to-book of 0.9 times. The two companies own a 50% stake each in Jurong Point I, and a 25% stake each in Jurong Point II.

In a research note on Jan 7, Kim Eng Research raises the possibility of Guthrie GTS unlocking value of Jurong Point via a REIT. Following the completion of Jurong Point II, Jurong Point I and II together is Singapore’s largest suburban mall with a nett lettable space of about 750,000 sq ft, housing 450 shop units and adjacent to Boon Lay MRT station and a bus interchange.

Singapore exports slam brakes but point to normal pace

Growth in Singapore’s key non-oil exports slowed sharply in November after shipments to the city-state’s most important markets declined, but analysts said the moderation was expected and points to a more sustainable pace of growth next year.

Exports rose 10% from a year earlier in November, compared with October’s 34.5% rise, trade promotion agency International Enterprise Singapore said Friday.
The print was less than half the median forecast for 22.8% growth in a Dow Jones Newswires poll of economists, and was lower than even the most conservative estimate in the poll.

STI falls 1.15 point, or less than 0.1%, to 3,158.08 at closing

Singapore’s Straits Times Index fell 1.15 point, or less than 0.1%, to 3,158.08 at the close. Six stocks fell for every five that rose among the benchmark equity index of 30 companies.
